Questions

# Property media questions

Booking, the visit, EPCs, drones and copyright. If your question is not here, email me.

## Booking

### How quickly can you photograph a property?

You get a confirmed slot the same day you book, and most properties are shot within the week.

### How quickly do you deliver?

Within 48 hours of the visit, as a download link ready for your listing software.

### Which areas do you cover?

Worcestershire, Warwickshire and the Cotswolds, from a base near Worcester. Anywhere further is quoted with travel before you book.

### How are your prices set?

By the size of the property, so you can give a vendor a figure before I have seen the place. Photography starts at £95, photography with a floor plan at £150 and the full package at £250. See the [rate card](https://elliespencer.uk.com/property/rates/).

### Can I book just one service?

Yes. An EPC on its own is from £80, aerial photography from £80 and a floor plan from £50.

### How is work invoiced?

Per property, with payment due within 14 days of the invoice date.

## The visit

### What does one visit cover?

Photography inside and out, measuring for the floor plan, the EPC assessment and aerial shots, all in the same appointment. The vendor only has to prepare the house once.

### Do you deal with the vendor?

Yes, if you prefer. I can arrange access with the vendor directly.

### What if the property is not ready?

Substantial tidying or waiting on site is charged at £30 an hour. If I cannot get in, or the property is not ready to photograph, the full fee is charged as an aborted visit.

### How should a vendor prepare?

Tidy, lights on, curtains open, cars moved and bins out of sight. There is a room-by-room [checklist](https://elliespencer.uk.com/property/guides/preparing-a-property-for-photos/) you can send them.

### What is your cancellation policy?

No charge with more than 48 hours' notice. 25% of the fee between 24 and 48 hours. 100% inside 24 hours. A booking can be moved free of charge with at least 48 hours' notice.

## EPCs

### Are you an accredited energy assessor?

Yes. I am accredited through ECMK and lodge every EPC on the national register.

### Does a property need an EPC before it is marketed?

Yes. The seller or landlord must order an EPC for buyers and tenants before the property is marketed. See the [EPC guide](https://elliespencer.uk.com/property/guides/epc-selling-or-letting/).

### How long does an EPC last?

Ten years. You can check whether a property already has a valid one on the government's find an energy certificate service.

## Drone and images

### Are you licensed to fly a drone for property work?

Yes. I am CAA certified and insured for commercial flying. Whether a flight can go ahead depends on the weather, the airspace and the CAA's rules, and I will not fly in breach of them. If a flight is not possible, the aerial element is not charged.

### Who owns the photographs?

I keep the copyright. You get a licence to market that property, for as long as that instruction lasts, on portals, brochures, social media and your own website.

### Can the photographs be reused if the property is re-listed?

Not by a different agent without their own licence. Please get in touch and I will quote for it.

### Is the floor plan a survey?

No. It is drawn from measurements taken on site for marketing. Areas are approximate and should not be relied on for valuation, building work or legal purposes.
