# Property floor plans explained

A floor plan shows a buyer how a home fits together before they visit. Here is what goes into one, and what it should and should not be used for.

## The short answer

- A marketing floor plan shows the layout, room names and room sizes, usually with an approximate total area.
- It is drawn from measurements taken on site.
- It is for marketing, not a survey: areas are approximate.
- A floor plan on its own is from £50, or included with photography from £150.

## What a floor plan shows

- Every room on every floor, in the right place
- Room names and dimensions
- Doors, windows, stairs and fixed kitchen and bathroom fittings
- An approximate total floor area

Photographs show what a room looks like. A floor plan shows how the rooms connect: where the kitchen is in relation to the garden, whether the bedrooms share a landing, how big the main bedroom really is.

## How it is measured

I measure every room on site, then draw the plan. Because I can photograph the property, measure the plan and carry out the EPC on the same visit, the vendor only has to prepare the house once.

## Gross internal area

Floor plans usually give the total area as a gross internal area: the floor area measured to the inside face of the outside walls, on each floor. It is usually shown in both square metres and square feet.

## What a floor plan is not

A marketing floor plan is drawn for marketing. It is not a survey. Areas are approximate, and the plan should not be relied on for a valuation, building work or anything legal. For those, use a measured survey.
