Property floor plans explained

A floor plan shows a buyer how a home fits together before they visit. Here is what goes into one, and what it should and should not be used for.

What a floor plan shows

  • Every room on every floor, in the right place
  • Room names and dimensions
  • Doors, windows, stairs and fixed kitchen and bathroom fittings
  • An approximate total floor area

Photographs show what a room looks like. A floor plan shows how the rooms connect: where the kitchen is in relation to the garden, whether the bedrooms share a landing, how big the main bedroom really is.

How it is measured

I measure every room on site, then draw the plan. Because I can photograph the property, measure the plan and carry out the EPC on the same visit, the vendor only has to prepare the house once.

Gross internal area

Floor plans usually give the total area as a gross internal area: the floor area measured to the inside face of the outside walls, on each floor. It is usually shown in both square metres and square feet.

What a floor plan is not

A marketing floor plan is drawn for marketing. It is not a survey. Areas are approximate, and the plan should not be relied on for a valuation, building work or anything legal. For those, use a measured survey.
